Every home is different, so quotes are free and fast — usually within minutes from a photo. Our service-visit minimum is $150, and most customers bundle two or three services in one visit to get the most from it (roof + gutters + solar is a favorite). Roof cleaning starts at $550 — every quote is exact for your home before we start.

Yes, please — clear furniture, planters, and anything sitting in the work area before we get there. If the area isn't ready when we arrive, we don't reschedule: we move what's in the way and a $25–50 moving fee is added (it genuinely adds time to the job). We can move it all back afterward for an extra charge, but we don't recommend it: surfaces need time to dry, and putting dirty furniture back on a freshly cleaned patio can stain it all over again. The better move — add outdoor furniture cleaning at $5 a piece while we're there, so everything goes back as clean as the ground under it. And a heads-up: cancelling a confirmed appointment carries a $50 fee — full policy in our service terms.

No — that's the point. We clean with pure high-pressure water, dialing the pressure to each surface: strong on concrete, gentle on roof tiles and solar panels. Nothing harsh on your garden, your paint, or your pets' yard.

Honest answer: most will, some won't — and we'll tell you which is which before we start. Dirt, grime, mold, mildew, and algae come off beautifully with pure water. But rust, oil, battery acid, irrigation stains, and efflorescence are chemically bonded to the surface — they'll lighten, but water alone can't erase them, and blasting harder only damages the surface. We guarantee the process: every quoted surface cleaned completely and carefully at the maximum pressure that's safe for it. Before we pack up, we walk the whole job with you — anything we missed gets re-hit on the spot, free. That walkthrough is the moment: once we leave, the job is closed, and return visits are billed. What we don't do is re-run the full process on a surface that already got it — the result of a complete, correct wash is the result, and washing it twice doesn't change it. Re-cleans are a new job, no sooner than 30 days out.

Yes — dirt and pollen buildup measurably cuts production, especially through our dry summers. Clean panels recover real output, and we can check your roof and gutters while we're up there.

For safety we clean roofs and gutters on single-story homes only. House washing we take up to two stories.
