Service Terms & Conditions
These terms are part of every quote we send. Replying "YES" to a quote by text or email accepts the quote and these terms and confirms your appointment. They're short, honest, and written in plain English.
The short version
- We clean with pure water at the maximum pressure that's safe for each surface — most stains come out; chemically bonded ones (rust, oil, efflorescence) lighten but may not vanish.
- Cleaning reveals pre-existing conditions (failing paint, oxidation) — it doesn't cause them.
- Have the area cleared before we arrive — otherwise a $25–50 moving fee is added. We don't reschedule for unready properties.
- Cancelling a confirmed appointment: $50 cancellation fee (your 3-day legal cancellation window in §9 is always free).
- Payment is due in full at the final walkthrough — cash or Zelle preferred.
- The final walkthrough is the quality check — anything you spot is fixed on the spot, free. Once we leave, the job is closed — return visits are billed ($75 minimum; re-cleans are a new job, 30+ days out).
1 · What the service is
Black Shark cleans exterior surfaces using a professional water-only process — pressurized water dialed to the correct pressure for each surface (strong on concrete, gentle low-pressure on roofs, siding, and solar panels). We applyno chemicals of any kind.
The service is the professional process itself, performed on the surfaces listed in your quote. The following are separate services, not included unless your quote lists them: window cleaning, oxidation removal, stain-specific chemical treatment, gutter interior cleanout, and moving of furniture or stored items.
2 · Our guarantee — and its honest limits
We guarantee the process: complete, careful cleaning of every quoted surface at the maximum pressure that is safe for that surface, removing dirt, grime, mold, mildew, algae, and organic buildup.
We do not guarantee that every stain disappears. Because we use pure water and zero chemicals, certain stains are chemically bonded to the surface and may lighten significantly but not vanish:
- Rust and irrigation/sprinkler stains
- Oil, grease, and other petroleum stains
- Battery acid stains
- Efflorescence (white mineral bloom on concrete/brick)
- Artillery fungus specks
- Oxidation "shadowing" on older siding (see §3)
- Deep-rooted lichen and moss marks (these typically weather away over 6–8 weeks)
Improvement is typical; complete removal is not guaranteed and is not a condition of payment. If a stain needs chemistry, we'll tell you honestly — and on request we'll send you our free DIY treatment guide (§10).
Maximum safe pressure — not maximum possible pressure — is the professional standard. We will not increase pressure beyond what a surface can safely take, even on request. Turning up the pressure on a stain water cannot remove does not remove the stain; it damages the surface.
3 · Pre-existing conditions — cleaning reveals, it doesn't cause
Some surfaces hide their true condition under dirt. You acknowledge that Black Shark isnot responsible for damage or appearance changes resulting from conditions that existed before we arrived, including:
- Failing, chipping, peeling, or oxidized paint — paint that is already failing will come off in the wash, even at the lowest pressures
- Oxidized vinyl or aluminum siding — dirt hides uniform oxidation; cleaning can reveal chalky streaks or "shadowing" that was already there
- Loose mortar, brittle or rotten wood, wood grain raising on aged decks and fences
- Failed window seals and caulking (including fogging of double-pane windows and water entry at frames), worn or brittle screens
- Loose siding, trim, shingles, or flashing; light fixtures with failed gaskets; uncovered or deteriorated exterior outlets
- Alarm/security stickers, decals, and tree sap (may loosen, or may be impossible to remove)
- Granule loss on aging composition roofs (all aging shingles shed granules; expect some in gutters after any roof wash)
Before we start, we walk the property and photograph its condition, and we'll point out anything already failing. Please tell us in advance about known problem windows, screens, or leaks. Nothing in this section excuses damage actually caused by our own negligence — that responsibility is ours and we keep it (§8).
4 · Your prep — what we need from you
- Clear the work area — furniture, planters, grills, doormats, cushions, décor. If we must move items, a $25–50 moving fee applies. We can move items back for an additional charge, but we don't recommend it: surfaces need time to dry, and dirty items can re-stain a fresh clean. (Better: add outdoor furniture cleaning at $5/piece.)
- Close and lock all windows and doors. Towel on the sill of any window with known seal issues.
- Move vehicles out of the work and spray zone.
- Keep pets and children indoors during service.
- Shut off exterior outlets and fixtures at the breaker if uncovered or in poor condition.
- Provide a working outside water spigot with steady pressure.
- Unlock gates; secure dogs; point out fragile items and sprinkler heads.
Damage that results from prep not done (an open window, an unmoved car, a pet in the work area) is not our responsibility.
We don't reschedule for unready properties. If the work area isn't cleared when we arrive, the job proceeds: we move what's in the way and the$25–50 moving fee is added. If we arrive and genuinely cannot work at all — no water, no access — a $50 trip fee applies before any new appointment is set.
Cancellations: a confirmed appointment reserves your slot and turns other work away. Cancelling a confirmed appointment incurs a $50 cancellation fee, due before any future booking. This never limits your legal cancellation right in §9 — cancelling within that window is always free, with a full refund of any payments.
5 · Water, access & travel
Service uses your water supply; typical usage for a residential job is modest. Quoted travel fees (if any) are as listed on your quote; travel covers the round trip.
6 · Completion, walkthrough & touch-ups
- The job is complete at the final walkthrough — we walk every cleaned surface with you before we pack up (by texted photos if you can't be present).
- Spot something during the walkthrough? We re-hit genuine missed spots on the spot, free.
- Once we leave, the job is closed — we do not return for free, in any situation. The walkthrough is the moment to look. Any requested return visit after departure is a billed service call ($75 minimum).
- What a touch-up is not: re-soiling, new stains, weep-hole drainage streaks, dead-algae shadows that need weathering time (§2), or re-cleaning surfaces already cleaned to specification. Once a surface has received our full process, running the same process again does not produce a different result.
- Repeat cleaning of the same surface is a new job at standard pricing ($150 service minimum), scheduled no earlier than 30 days after completion.
- If we return for a reported problem and find no fault in our work, a $75 service-call fee applies.
7 · Payment
- Payment is due in full at the final walkthrough, on the day of service, before we leave. We prefer cash or Zelle; a receipt is sent the same day.
- Disputes about a specific surface don't suspend payment for the rest of the job.
- Past-due balances accrue interest at 10% per year (California Civil Code §3289) from the due date, plus court costs if collection requires filing.
- Unpaid accounts may be referred to Santa Clara County small claims court.
8 · Responsibility & limits
We stand behind our work. If our own negligence damages your property, we will make it right — report any damage claim to us within 48 hours with photos, and allow us 30 days to inspect and remedy before pursuing other action.
For ordinary negligence, our total liability is limited to the price of the job. Nothing in these terms limits our responsibility for gross negligence, willful misconduct, fraud, or violation of law — those responsibilities cannot be waived and we don't try.
9 · Your right to cancel
You, the buyer, may cancel this transaction at any time prior to midnight of the third business day after the date of this transaction (fifth business day if you are a senior citizen). To cancel, simply text, email, or mail us any written notice of cancellation. If you cancel, any payments you have made will be refunded within 10 days. After the cancellation window, or once service is performed at your request, standard terms apply.
10 · The free DIY guide
We don't apply chemicals — ever. It's educational information provided as-is, at your own risk, with no warranty — the product label always controls.
11 · The fine print
- Photos: we photograph work areas before, during, and after service for documentation. Marketing use only with your consent.
- Electronic acceptance: your "YES" reply by text or email is a binding electronic acceptance under California's Uniform Electronic Transactions Act.
